The Challenge
A 5,000 sq ft new custom build in the Kingsway — but the design scope covered only the priority spaces: kitchen, exterior cladding, mudroom, washrooms, and the primary closet. The rest of the home was outside the brief. The real problem with partial-scope work on a home this size is coherence. Design five rooms in isolation and the result reads as disconnected. The selected spaces needed to set the material and finish language for the entire home — so that whatever gets completed later lands in the same visual world.
Our Approach
Establish the palette once, apply it everywhere in scope.
The kitchen became the anchor
— the largest space, the most visible, and the one that would set the tone for every other room. Marble, warm wood, and brass were fixed as the material language before any other space was touched. Every subsequent room was resolved within those constraints.
Partial scope doesn't mean lower standard. Each space was designed and specified to the same level as a full renovation — construction drawings, material selections, millwork details — so contractors had no room for interpretation.
01 Kitchen
02 Exterior
Designed as the primary statement space. Marble slab island, warm wood cabinetry, brass fixtures, and large-format windows kept as the dominant natural light source. Clean lines, no upper cabinets on the window wall — the view is part of the design.
Limestone cladding specified for the façade — chosen for longevity, material quality, and the way it reads in the Kingsway streetscape. Contemporary profile without being trend-dependent.
03 Mudroom
Built-in cabinetry, wood shelving, bench seating under a full-height window. Functional brief, resolved with the same finish palette as the kitchen — white cabinetry, warm wood shelf tones.
04 Washrooms
Floating double vanity, marble feature wall, grey cabinetry. Fixture and tile selections coordinated across all washrooms for consistency — not identical rooms, but rooms that belong to the same home.
05 Primary Closet
Custom reeded doors with black-framed glass panels, integrated LED lighting, fabric and wood interior finishes. Designed to function as a room, not a storage solution.
The Result
Five spaces in a 5,000 sq ft home, each resolved to full specification. The material language established here — marble, warm wood, brass, limestone — gives the client a clear framework for completing the remaining rooms without losing coherence. The kitchen alone is the kind of space that changes how a house feels to be in.
