The Challenge
The client was relocating from Toronto to Calgary and moving into a brand-new build. The main floor — an open-concept living, dining, and kitchen zone — needed to be fully furnished from scratch, with no opportunity to visit stores in person and no existing pieces to anchor the plan around. The brief required oversized, durable seating capable of comfortably accommodating a 6'7" husband and tall extended family, while staying within a defined budget. The style direction was warm minimalist: wood tones, simple silhouettes, nothing trendy that would date quickly. The core problem: she needed to commit to significant purchases without being able to see the result first. Every wrong decision was a costly return or a piece that simply wouldn't work in the space.

The Challenge
Down: staged listing photo — great room, Calgary SW. Up: floor plan showing living, dining, and entry zone.
Our Approach
Layout first. Sourcing second. Renders before anything ships.
The process started with the floor plan, not the furniture catalog. The great room layout was analyzed for circulation, sightlines, and functional zones before a single piece was selected. The primary orientation was set to face the patio doors — maximizing natural light and the sense of depth in the open-concept space.
Sourcing was built around the specific constraints: oversized sectional or sofa-plus-chaise configuration for tall users, durable performance fabrics appropriate for a family with young children, and pieces available through Canadian and Calgary-area distributors to avoid extended lead times on a cross-country move.
Every selection was modeled into renders and presented before the client committed to a single purchase. The renders served as the decision-making tool — not a finishing touch.
